How these services fit together
Water reaches a New Jersey basement in a few predictable ways, and the right fix depends on which one you have. Interior drainage handles water that is already under the slab. Exterior drainage moves it away before it ever reaches the wall. Encapsulation seals a crawl space against ground moisture. Most homes need one of these, not all three, which is why every estimate starts with a site visit.
Interior and exterior drainage
An interior French drain sits below the slab along the footing and carries water to a sump pit. It is the usual answer when water shows up at the joint where the floor meets the wall. An exterior French drain intercepts water out in the yard before it loads the foundation, which suits properties where grade or runoff is the real source. Channel drains take surface water at driveways and door thresholds.
Crawl spaces, sump pumps and egress windows
Crawl space encapsulation seals the ground and walls with a vapor barrier so humidity stops migrating up into the house. A sump pump is the discharge point for any interior system, and basin volume matters as much as horsepower when it is sized. Window wells and egress windows keep below-grade openings dry and code compliant.
Foundation and structural work
Foundation waterproofing addresses the wall itself, from sealing and crack repair through to full exterior excavation where the situation calls for it. Where saturated soil has started to push a wall out of plumb, that pressure has to be relieved before any coating or drain will hold.
Where we work
We serve West Essex, Passaic and Morris Counties in northern New Jersey, including West Caldwell, North Caldwell, Livingston, Verona, Montclair, West Orange, South Orange, Short Hills and Wayne. Basement water has a specific cause on every property, so pricing follows the diagnosis and not a price list. Request a free estimate and we will come and look at it.
